Qualifying Rental Criteria
  1. Age – Applicants must be at least 18 years old and have valid government issued identification, social security number, tax id number or other identification which is sufficient to effectively verify the information the applicant has provided.
  1. Occupancy Limits – The following occupancy standards apply based on 2 people per bedroom, plus one, per apartment. Residents who exceed these occupancy standards during the lease term, will be required, upon the end of the current lease term, to either: transfer into another available apartment which has more bedrooms or move out.

                        Two Bedroom - up to 5 people.

                        Three Bedroom - up to 7 people.

                        Four Bedroom - up to 9 people.

  1. Income – Gross income for all applicants in one apartment home will be combined to determine income eligibility. All applicants will be asked to produce consecutive and most recent pay stubs for the last 8 weeks from application date, or other verifiable sources of income for the same period. Applicants must have a combined income equal to or greater than twice the amount of the total yearly rent. . These sources may include housing vouchers, child support, grants, student loans, pensions, GI benefits, tax returns, disability, trust funds, social security and savings accounts. (The applicant must supply three (3) current consecutive months of bank statements if any of the additional sources of income listed above are used as proof of income.)
  1. Rental History – Satisfactory rental or mortgage history and no money owing to any previous landlords within the last 7 years. Applicants not having verifiable rental or mortgage history may have to pay an additional deposit, if permitted by Landlord.
  1. Credit – A credit report will be completed on all applicants to verify credit ratings and lines of credit. Income plus verified credit history will be entered into a credit scoring model to determine rental eligibility and security deposit levels. Unfavorable accounts which will negatively influence this score include, but are not limited to, collections, charge-off accounts, repossession, and current/recent delinquency. Any bankruptcy must be discharged. ADDITIONAL DEPOSITS WILL BE REQUIRED FOR ALL CREDIT RECOMMENDATIONS BELOW AN ACCEPT LEVEL, NOT INCLUDING DENY RECOMMENDATIONS.                                                   
  1. Criminal History – A criminal background check will be conducted for each applicant and occupant age 18 years or older. If the screening passes the non-criminal requirements and you have no criminal convictions, then your application will be accepted immediately. However, if you have criminal convictions, you may be given a conditional approval or may not be approved to rent if the convictions would constitute a direct threat to the health and safety of other individuals or whose tenancy would result in substantial physical damage to the property of others. Determinations on criminal history will be made on a case by case basis and will take into consideration the nature and severity of the crime, age at the time of conviction, any prior or subsequent criminal convictions, pending charges since conviction,  how much time has passed since the conviction, and any rehabilitative history. Any applicants who are required to register as a sex offender will be denied. Failure to provide any additional requested information regarding criminal convictions is also a basis for denial of tenancy.
  1. Guarantors – Guarantors will be accepted for applicants who do not meet the required income-to-rent ratio. Only one guarantor per apartment is permissible. Guarantors must meet the entire qualifying criteria as presented above and have a gross income that is equal to five (5) times the monthly rent. The guarantor will be required to complete an application, pay the application fee, sign the lease and reside in the United States.

LEASE TERMS: Standard leases are between 6 and 14 months. Month-to-month leases may be available with additional $150 monthly premium on top of the rent.

PET POLICY: We accept up to two (2) pets per apartment. All pets will require prior approval from management and all applicable pet fees, deposits, vaccination records and a photo will need to be submitted in advance of bringing the pet(s) into the apartment home. Birds are allowed with a max of two birds per apartment. Aquariums are allowed with a 20-gallon maximum on the first floor only.

Pet rent: $35 per month per pet.

Pets over 1 year: $300 refundable pet deposit.

Pets 6 months to 1 year: $300 refundable pet deposit.

We do not allow pets younger than 6 months. Due to safety concerns, restrictions do apply on the following breeds: Akita, Bull Mastiff, Bull Terrier, Catahoula, Chow-Chow, Dalmatian, Doberman, German Shephard, Pit Bull (American Pit Bull Terrier, American Staffordshire Terrier and American Staffordshire Bull Terrier), Rottweiler, and any hybrids or mixes with these breeds are not permitted. (Note: Service/support animals may not be subject to this list.)

Exotic and poisonous animals including, but not limited to, reptiles, snakes, iguanas, ferrets, squirrels, mice, rats, rabbits, parrots, macaws, tarantulas, and piranhas are not permitted.

RENTER’S INSURANCE: All apartments are required to carry a minimum of $100,000 of liability insurance with The Girard at Cherry Hills listed as an interested party. Proof of insurance will be required at move-in.

RENT: All move-in amounts must be paid in full prior to/or at time of move-in with certified funds. Personal checks or cash will not be accepted. If move-in occurs after the 20th day of the month, the pro-rated amount and the next month’s rent is required at time of move-in.

UTILITIES: Residents are responsible for payments of all utilities including the utility billing fee, water, sewer, trash, gas and electric. Amounts are based on square footage and number of occupants per apartment. Residents are also responsible for setting up the electricity for their apartment with Xcel Energy. Proof of an Xcel account will be required at move-in.

VEHICLES: Only one vehicle per adult lease holder is allowed. Vehicles must be operational and have current registration. Boats or trailers are not allowed at any time. Landlord is entitled to require registration of any vehicle, which must be updated immediately if the vehicle changes. No unauthorized vehicles allowed. 

PARKING POLICY: All parking on property is virtually permitted and monitored by ParkM, a third-party parking lot monitoring service. Residents will need to obtain a virtual parking permit by setting up an account with ParkM.com PRIOR to move-in to ensure the vehicle is virtually permitted. All community parking lots are permit only and any vehicles without a valid ParkM permit will be towed at the owner’s expense. Permits are $8 a month, per vehicle for the open lot and can be purchased on the ParkM website. Alternatively, carports may be reserved for $30 a month and are based on availability through the leasing office. Once you have been given a carport permit from the leasing office, you will be required to permit your vehicle through ParkM with “covered parking” selected as the permit type. There are a limited number of guest parking permits available for purchase for $2 a night through the ParkM portal.

STORAGE UNITS: There are a limited number of storage units on property. Storage units may be reserved for an additional $30 per month and are based on availability.

This program is specially offered to help those who serve our community and go above and beyond to make our local area a better place to live. Additionally, this program is available for any employees of Swedish Medical Center, Craig Hospital and Porter Hospital.
